Garage conversions – will I need planning permission?

Before you start work on your garage conversion, you may need to apply for planning permission. We’ve compiled a guide to the factors you need to consider. 

Planning permission – yes or no?

The short answer is that it depends on the extent of the work involved and how you intend to use your garage conversion. If the work is purely internal and doesn’t involve extending the garage externally, it will likely fall under ‘permitted development rights’. 

If you intend to use your converted garage as a self-contained dwelling with facilities, this could be classed as a separate building. In this case, planning permission would usually be required.

If you plan to replace your garage door with a window, while leaving all other walls as they are, planning permission will not usually be required. However, if your planned conversion includes adding windows to the side or back of your garage, you may need to apply for planning permission.

It’s important to consider the privacy of your neighbours in this situation. If your new windows will overlook an adjacent property, it’s definitely worth seeking advice regarding planning permission. 

Permitted development rights may not apply if you live in a conservation area or new build development.
